Beat the Competition

The best priced home in the neighborhood will not only be the first to sell, but it will probably net the sellers the most money as well. Think about this scenario:

Three similar homes are listed at $700,000, $709,000, and $715,000. The first house sells at $700,000 in about two weeks. The other two homes lower their price by $5,000 each after a month on the market. The second lowest home probably gets a lower offer and sells. The highest priced home may sit longer and finally does another price drop. After several months on the market, potential buyers decide it must be overpriced and write a very low offer. They may end up agreeing on a price far less than the $700,000 their neighbor sold for originally.

Upgrades Might Not Equal a Higher Price

Some upgrades put you at a higher price than the competition, such as bathroom and kitchen remodels, new windows, and an energy-efficient furnace. However, if you’ve put in upgrades that are either specific to your needs, such as a dance floor in the living room or a one-person hot tub in the basement, you probably won’t see any added value. Some upgrades may also be very expensive, but you can’t just assume they will increase the value of your home.
